The first step to buying property in Italy is obtaining a Tax Code, essential for all transactions.
This can be done for free at the Tax Revenue Agency (“Agenzia delle entrate”) by providing a passport photocopy and completing the application.
If not in Italy, you can also obtain the Tax Code from the Italian Consulate in your country, either in person or online.
The second necessary step is opening a bank account in Italy, fundamental for managing transactions related to the property purchase.
Once you’ve found the desired property, you’ll need to make an official offer.
This offer, usually valid for 10 days, requires paying a small deposit.
After the offer is accepted, it’s time for the “preliminary” contract officially stating the intention to buy and sell the property.
This step involves paying a down payment, usually 10-30% of the sale price.
The final step is signing the Deed before a Notary, who records the sale by transferring ownership.At this stage, if the buyer doesn’t speak Italian, a witness (Italian) or authorized translator must be present.
